Our properties cover the Highfield, Portswood, Bassett areas extended of Southampton.

All student homes come fully furnished, including a double bed, desk, chair, chest of drawers, and wardrobe. Each house also features essential large appliances such as a fridge-freezer and washing machine.

Most of our family homes and professional lets are offered unfurnished, as we understand tenants often prefer to use their own belongings.

Establishing professional and legally binding relationships with landlords allows our standards to be met and preserved. Our basic Maintenance Agreement provides us with the necessary authorisation to ensure properties are kept safe and presentable.

Our maintenance team will carry out general tasks at competitive rates to keep costs to a minimum. For more complex/certified work, our years of experience have acquired us professional contacts with local tradesmen capable of dealing with all aspects of property development and maintenance.

We pride ourselves on offering affordable accommodation. Any property advertised by Thistle Ledge will not be subject to any arrangement fees.

Tenancy Agreements

Tenancy agreements are legally binding contracts that outline the terms under which a property will be occupied. Before a contract is completed, tenants are required to fill out an application form, provide identification, and undergo the referencing process. Any deposit paid will be protected through the government-backed Tenancy Deposit Scheme, MyDeposits.

If any concerns arise that cannot be resolved directly, Thistle Ledge is a registered member of The Property Ombudsman, who provides an independent service to help reach a fair resolution.

Inventories

At the beginning of every managed tenancy a video recorded inventory will be carried out by a Thistle Ledge representative. All properties will be provided in a clean and acceptable condition. Copies of the video and documented innovatory will be forwarded to the tenant or lead tenant in cases of shared accommodation for their records.

Property Information

Health and safety

Thistle Ledge considers health and safety issues of paramount importance. All properties managed by Thistle Ledge have valid and up to date gas and electrical safety certificates in accordance with current regulations.

Parking Permits

Occupants of properties without a driveway can usually apply for limited parking permits from the City Council. In addition, you may also request a number of disposable daily visitor’s permits for those occasions when you are expecting friends and family. Please see the links below:

Council Tax

All occupants of a Thistle Ledge managed premises must ensure Southampton City Council is aware of their presence within the property. This requirement is applicable even in cases where the tenant is exempt from Council Tax.

Refuse

Bin collection days vary from street to street. There is an easy post code tool accessible on the Southampton City Council website which will allow you to obtain an up to date calendar detailing collection dates for both general and recycle waste bins.

Gas, electricity and water*

Payment for all services used during the tenancy is the responsibility of the occupants, unless stated otherwise in the agreement. Some properties may include bills through Thistle Ledge, while others may have bills included through a third-party provider.

Tenants whose bills are not included are free to compare and select gas and electricity suppliers; however, Thistle Ledge management must be informed before any changes are made so that our records can be updated accordingly.

Where applicable, meter readings will be taken at both the start and end of the tenancy by the Tenant and a Thistle Ledge representative. At the end of the tenancy, tenants must ensure that all service charges have been settled.

In accordance with regulations, all properties are fitted with credit meters, which must remain in place. Prepayment (pay-as-you-go) meters are not permitted

TV licence

The responsibility of obtaining a TV licence is the occupants. In cases of a shared house where all occupants are listed on one single tenancy agreement, only one TV licence is required. For further information regarding the rules and regulations for a TV licence please use the following link:

Broadband

Tenants are responsible for arranging their own Wi-Fi services unless this is specifically included in their agreement. Tenants must also ensure that any installed router is positioned safely and does not create a trip hazard within the property.

Most routers need to be placed near a telephone point and a mains power socket. If this presents any difficulty within the property, please contact us.

A Thistle Ledge representative will attend the address to advise on suitable router placement.

Keys

Thistle Ledge maintains a log of all keys to properties under its management. Tenants will be requested to sign for keys they are provided at the beginning of their tenancy.

No duplicate keys are to be cut unless approved by a Thistle Ledge representative.

Tenants are responsible for the actual cost of replacing any lost key(s) or security device(s). If the loss results in locks needing to be changed, the tenant will be responsible for the cost of the locksmith, new lock(s), and additional keys required for the tenant, landlord, and any other relevant parties.

A charge of £15 per hour may be applied for the landlord or agent’s time in arranging or carrying out the replacement.

All keys are to be returned directly to a Thistle Ledge representative at the end of a tenancy.

Inspection

We appreciate that working or student life can be busy and that sometimes issues with a property can be overlooked or go undetected. That is why we endeavour to carry out two general maintenance inspections on the property ourselves during the course of a twelve month tenancy. These inspections are separate to any fire alarm inspections carried by a Thistle Ledge representative.

Cleaning

All Thistle Ledge managed properties are presented to a high standard.

Each property is provided in a clean and acceptable condition at the start of the tenancy. Tenants are expected to keep the property clean throughout their stay to prevent hazards or damage.

In shared accommodation, the cleaning of communal areas is the joint responsibility of all tenants named on the contract. We recommend establishing a rota to ensure everyone fulfils their duties and the property remains clean and welcoming for all occupants.

Posters must not be attached to walls. However, academic timetables may be placed on hard, wipeable surfaces such as the back of a door, the side of a wardrobe, or a shelving unit. To maintain a respectful environment within the neighbourhood, no signs or posters should be displayed in windows.

Tenants must take care to avoid causing blockages in drainage systems. To prevent U-bend blockages in kitchen sinks, bathroom basins, and baths/showers, we advise using sink strainers. These help stop common causes of blockages such as hair and food waste. Oil or fat must not be poured down sinks or toilets.

Bathroom mould commonly develops due to insufficient cleaning and ventilation. Wall tiles and floors should be cleaned and wiped regularly with a suitable cleaning agent. Most properties are fitted with extraction fans to help reduce moisture and odours—these should be used as intended. Keep the property warm and ventilated, and avoid drying clothes on radiators unless windows are open.

Ovens and hobs should be cleaned regularly to ensure they function properly. Most issues arise from a lack of cleaning, which can cause components to become clogged or jammed
